Buying Process

1 Arranging your mortgage

To achieve the best result buying your home it is recommended to find out what your budget will be by contacting Homesabout advisor or make an appointment with your Bank or another Independent Financial Adviser, that will determine what you can afford and you will be backed by an agreement in principle. This shows your intent and commitment to any proposed seller.

2 Register your interest

Once you established your affordable expenditure, type of home and location(s) it is time to register your details with the local agents.

Our team members are fully knowledgeable in the local and surrounding areas and happy to offer you the best help you find your dream home and but also advise you all the way through the purchasing process.

The market however can change at anytime your flexibility and availability to view properties is an important step to take.

3 Finding the right property

Having a good idea where you want to live will help you to decide on finding your future home. Communicating your wants and needs clearly and accurately will help you to avoid unnecessary viewings and allows you to maximise your time looking for your special home. Be clear about your requirements, number of bedrooms, bathrooms and receptions to assist with the search process.

4 The key to successful viewings

Arrange a suitable time and date to view by contacting the agent and allow flexibility to suit all parties involved.

5 Instructing a solicitor

At this stage will be important to have decided on the firm to represent you by obtaining minimum of two quotes at least as having an understanding firm of solicitors/conveyance on standby will certainly encourage most sellers to take you seriously.

6 Making an offer

Us as an agent we will present your offer in the best possible way to our vendor. Equally they will make their decision based on your offer and your position in the market place as any other useful information that you can provide will have a major impact on the vendor decision.

7 Offer agreed

Once the offer agreed all will be confirmed to you verbally and in writing to support the offer made.

8 Conveyancing

Once your offer is accepted we will write to your solicitors so they can start the legal process.

9 Survey and mortgage offer

At the same time your Bank (or Financial Adviser) will be submitting your application followed by survey, if successful, your mortgage offer will be issued accordingly.

10 Exchange of contracts

Contracts will be exchanged. This is a legally binding step. We agree the move-in date and together we will have achieved the initial goal.

11 Completion

The most exciting part for all buyers and sellers: you will be moving into your ideal home chosen by you.

12 Move in
